in the Greater Las Vegas/Henderson areas for cash purchases is to get together all “proof of funds” documents, if it's not a cash purchase you may want to procure a local lender and get pre-qualified ASAP.  This is important in more ways than you can imagine, as it could mean the difference between losing or getting the home you want when you find it.

   *Next, setting up a special search where you will get "real time home listings" sent you instantly when properties become available on the MLS (even before I get them) assuring that you can be the first to see these properties when they come up.

    *Finally, I will negotiate the purchase probably with a listing agent I know well, and have had dealings with in the past, since I have dealt with most the agents and agencies in this area on more than one occasion. Me working with a familiar agent creates an "alliance to sell", and can help assure that you know the truth about the sale which ultimately gets you the best possible price.
